Turning Crawl Spaces Into Full Basements:

There are many homes on the North Fork that have been build on crawl spaces. These are dark and damp causing mold growth an dampness that brings wood destroying insects.

There are two solutions:

1. Lift house, remove existing foundation and build a new foundation and lower the house on the new foundation. This entails disconnection all plumbing and electrical connections to the home.

2. Excavate the crawl space while keeping the home in place. Normally this required a secondary foundation wall to support the existing footings. It also required additional interior supports.

The latter is generally less expensive than lifting the home but it requires proper oversight and the proper design of the secondary wall.

We will be able to complete those designs and oversee the complete excavation of the new basement.

When Group for East End found an office space in Southold, it was an mid 1800’s home with problems. It had a major sag in the floor. When I inspected the structure, it had a 2 foot crawl space. The two main girders had termite damage and many floor joists were also rotten.

The joists could not be repaired with the crawl space there. We decided to excavate most of the crawl space to gain access to the main girders and do the repairs. These are the photos of the new foundation, the new girders,and sistered floor joists.

They ended up getting the floor leveled and sound, and a new storage space as well. In addition, they were able to get duct work into the basement for air conditioning.
